Inspection Report

An inspection report from Cowles Home Inspections isn’t just a standard report; it is a personalized Home Owner’s Manual. It is a complete, comprehensive and valuable reference.

The Home Owner’s Manual, based upon the home inspection, will be prioritized first by items requiring an immediate response; items that should be addressed before completing the sale. Included are potential health hazards such as radon, asbestos, lead and high levels of mold or mildew, plus safety concerns such as a structural defect, damaged roof or gas leak.

Second in priority is the detailed information for items that require attention but is not an immediate health or safety concern -- and require less than $500 to repair. An example might be a small roof leak around a vent stack. This can be important information when negotiating the contract and any issues can usually be corrected before or after the sale.

Lastly, important information gathered from the home inspection is included that will be useful for as long as you own the home. Examples are the location of main water, gas and electrical shutoffs; manufacturer’s model numbers; age and capacity of furnaces, air conditioners and water heaters; and routine maintenance practices.
